There are thousands of market forces at play in determining the value of a single piece of real estate. This course explores theories behind why the market reacts the way it does and why buyers and sellers make certain decisions. The agent will gain knowledge of how the rise and fall of interest rates can cause a drastic effect on home prices as well as home demand. This course will explore the tragedy of the commons in determining whether a decision is in the best interest of a single person or for the entire community. Finally, we will suggest strategies to help clients reach an agreement with their counterpart in a negotiation.

This course will review the roles of both a residential and a commercial property manager and the differences between them. We will review the best practices in tenant relations to improve the agent’s leasing success. Finally, this course will expand on the importance of the property manager’s responsibility to account for funds received and disbursed in the transaction.

This course aims to focus on the importance and history of the Federal Fair Housing Act and its application in today’s real estate environment. We will discuss how the Department of Housing and Urban Development enforces the Federal Fair Housing Act as well as review the most common discriminatory practices like service and assistive animals and how to best handle a reasonable accommodation request. We will also examine examples of Federal Fair Housing complaints and discuss Federal Fair Housing initiatives and resources. This class meets NAR and CAR’s triennial requirement. Please verify with your Local Association if they will accept the course, as some will not.
