Today’s real estate professionals play a critical role in safeguarding both property and the public. This required course equips you with the knowledge and awareness needed to recognize, prevent, and respond to three major areas of risk: deed fraud, fire damage, and water-related property issues.
This course fulfills the Arizona Department of Real Estate’s Water, Fire & Deed Fraud requirement in the General category.

This course aims to focus on the importance and history of the Federal Fair Housing Act and its application in today’s real estate environment. We will discuss how the Department of Housing and Urban Development enforces the Federal Fair Housing Act as well as review the most common discriminatory practices like service and assistive animals and how to best handle a reasonable accommodation request. We will also examine examples of Federal Fair Housing complaints and discuss Federal Fair Housing initiatives and resources.

Upon completion of this course, the student will be familiar with the Equal Credit Opportunity Act. This course will identify the differences and similarities between the three credit reporting agencies to know what is included and excluded in a free credit report. We will also review how to properly read a credit report, how to spot errors, and who to contact to get those errors corrected. Finally, we will investigate the truth behind many credit myths agents and borrowers have such as, “why all debt is not treated equal” and “closing old accounts will help my credit score.”

We will provide agents with a foundational understanding of real estate investment, equipping them with the necessary tools to transition from agents to savvy investors. Participants will learn to ask critical questions before making any investment, utilize essential financial metrics and formulas to evaluate investment opportunities, and understand the tax implications of their investment decisions. The course also delves into practical aspects of real estate investment such as analyzing property expenses, weighing the pros and cons of property management, and exploring various financing strategies. By the end, agents will be able to apply these skills to identify profitable investments, manage investment risks, and optimize their investment portfolio over time.
