This course aims to focus on the importance and history of the Federal Fair Housing Act and its application in today’s real estate environment. We will discuss how the Department of Housing and Urban Development enforces the Federal Fair Housing Act as well as review the most common discriminatory practices like service and assistive animals and how to best handle a reasonable accommodation request. We will also examine examples of Federal Fair Housing complaints and discuss Federal Fair Housing initiatives and resources. This class meets NAR and CAR’s triennial requirement. Please verify with your Local Association if they will accept the course, as some will not.

Many well-qualified buyers are excluded from homeownership simply because they don’t fit into the traditional lending frameworks of Fannie Mae, Freddie Mac, or government-backed loans. This course introduces Realtors to Non-QM lending and explains how these programs use a responsible, common-sense approach to underwriting income, assets, and credit. Realtors learn how buyers who are often told “no” may, in fact, qualify for a mortgage and how Non-QM options can help clients move from renting to owning. The course is especially valuable for expanding a Realtor’s ability to solve problems and close transactions that might otherwise be lost.
